1. Single Family Home Appraisal Fee, including the FNMA URAR (Uniform Residential Appraisal Report) 1004 $350
- The URAR is the most comprehensive property value assessment report provided by Appraisal IQ
- The analysis for this report takes into consideration market value trends, supply and demand as well as marketing times
- The indicated value of the subject property is supported in the report by the cost approach
- You will receive a sales comparison analysis grid with indicated value ascertained by the sales comparison approach
- You will receive a detailed grid of comparable properties which includes fence, pool, porch, patio, deck, garage/carport, heating/cooling and functional utility
- The URAR shows the quantitative adjustments made to comparable sales to arrive at the estimated market value
- This report estimates a specific market value
2. Complex Single Family Home Appraisal Fee – Call for Quote
3. Duplex or 4-Plex Appraisal, including FNMA’s Multi-Family Appraisal Report 1025 $450
- The FNMA 1025 report is for small residential income properties (two- to four-family residences).
- This report will provides neighborhood, site and improvement descriptions.
- You will receive general descriptions of the property’s exterior, foundation, basement and insulation.
- Your Appraiser will report on the condition of improvements, depreciation, repairs needed and quality of construction.
- This report estimates a specific market value.
